North10, Philadelphia purchased the former Liberty Motel and surrounding properties in 2018 to break ground for a new mixed-use development project in the Hunting Park-East Tioga community, located at 3226-3258 Germantown Ave Philadelphia, PA 19140.

The planned development, located across the street from Bethune Elementary School, will turn a landmark for crime into one of progress, wellness, and community.

Be a Gem Crossing features a combination of new construction and rehabilitation, the project consists of 41 units of affordable housing with a 22,000 square foot commercial space. The project will serve low income families with a mix of one‐, two‐, and three‐bedroom units, along with a community room, resident lounge, and laundry facilities on each floor. There will be eight units for households below 20% Area Median Income (AMI), seventeen units for those below 50% AMI, and sixteen units for those below 60% AMI.

In addition, our Construction Apprenticeships provides Neighborhood and Near Neighborhood residents (residents in the 19140 zipcode parts of the following zipcodes: 19129, 19141, 19120, 19134, 19121, 19122, and 19144) with a structured career pathway that enables them to simultaneously earn money and learn skills.
